Steven A. Milner - Founder & CEO

Steven A. Milner has nearly 30 years of experience in the Mortgage Industry, having started his career as a Loan Officer in 1981 in New York.  Currently, Mr. Milner is the Founder & CEO of US Mortgage Corporation, the highly esteemed NYS Licensed Mortgage Banking corporation he founded in 1994.

Mr. Milner spent the first 18 years of his professional career as a Math Teacher on Long Island.  It was not until 1981, when Mr. Milner first took an interest in the mortgage industry by pondering over his own refinance.  Having an immediate affinity for the Mortgage industry and the foresight to see the potential it would yield, Mr. Milner in 1982 started working part time after school as a Loan Officer for a local Mortgage Banking firm on Long Island.

Leveraging a tenacious attitude, the mantra that “persistence overcomes resistance,” the ability to self study and network, Mr. Milner quickly became a highly successfully Loan Officer.  Seizing an opportunity in 1986, Mr. Milner made a critical decision to retire from teaching and devote himself full time to the Mortgage Industry.  Later that year, Mr. Milner and his two partners started a Mortgage Brokerage firm in Bayside, NY, called 'Mortgages Unlimited, Inc.'  By 1990, the firm had opened up a small branch office in Hauppauge, NY and quickly became one of the fastest growing Mortgage Brokerage firms on Long Island; averaging over 125 closed loans a month.  Mr. Milner was well on his way to firmly establishing himself in the rapidly growing Mortgage industry.  Mortgages Unlimited, Inc. would continue to expand over the next 2 years, and in 1992 the firm opened a full service sales branch in Bohemia, NY, which would lay the ground work for Mr. Milner’s next move.

By 1994, Mr. Milner faced another critical juncture in his career and made the bold move of dissolving his partnerships and venturing out on his own.  This was mainly predicated on Mr. Milner’s desire to transform the company from a Mortgage Brokerage firm to a Mortgage Banking firm.  Thus, by the Spring of 1994, Mr. Milner founded US Mortgage Corporation dba Mortgage Concepts and on October 1, 1994 the firm officially opened for business as a Registered Mortgage Broker.  By 1998, Mr. Milner would achieve his goal of turning the Mortgage Brokerage firm into a NYS Licensed Mortgage Banking firm, and that same year the firm adopted its unique selling proposition “Helping You Make It Home"TM.  Over the next 6 years the business flourished due to a tight knit group of retail referral based Loan Originators. 

In the years that followed US Mortgage came through the sub-prime crisis totally unscathed due to Mr. Milner’s diligent approach to underwriting and his unwillingness to originate and fund even one sub-prime loan as a Banker.

By 3Q07, Mr. Milner would transform the company into what it is today by changing it from a one-dimensional business, which was primarily focused on purchase money loans originated on Long Island, to a multi-dimensional business originating loans nearly nationwide.

Mr. Milner’s goal for the company is to be licensed in 35-40 States in the next 12 - 24 months, and to obtain GSE approval allowing Mortgage Concepts to service its loans.  In addition as the firms Founder & CEO, Mr. Milner continues to actively pursue the recruitment of Loan Officers and the opening of full service and sales branches throughout the country and runs the day to day operations of the firm.

Mr. Milner was born in Los Angeles, CA and grew up in Brentwood, NY. Mr. Milner earned an Associate Degree in Engineering in May 1969 at Farmingdale State University, NY. He earned a BA and Masters Degree in Mathematics in 1973 from SUNY Stony Brook, NY, and his Doctorate in Mathematics and School Supervision in 1986 from C.W. Post College, NY. Currently residing on Long Island, NY, Mr. Milner’s hobbies include: fine cuisine, time at the beach, following the New York Yankees, Golf, and Reading.


Scott A. Milner - Chief Operating Officer

Scott A. Milner has over 10 years of extensive Equity Derivatives and Structured Products sales experience having worked at some of the largest Investments Banks in the world, including ABN AMRO, Deutsche Bank, Credit Suisse, and the Royal Bank of Scotland.

Currently he is leveraging his financial, analytical, and business acumen to embark on a new career in the Mortgage Banking industry and recently joined US Mortgage Corporation in 2010 as their Executive Vice President.

In 2000, Mr. Milner started his professional career at the Dutch Banking giant ABN AMRO and spent nearly 5 years with the firm located in Chicago, Fort Lauderdale, and New York City.  Joining ABN AMRO’s Equity Derivatives department Mr. Milner was quickly promoted to Assistant Vice President and Product Manager for Structured Product sales.  During his tenure at ABN AMRO, Mr. Milner successfully embarked on building a division that was responsible for the sales, pricing, structuring, and marketing of the firm’s Structured Equity Linked Product suite to the American Broker Dealer community and continually produced in excess of $10 million per year in revenue.

In 2005, Mr. Milner joined Deutsche Bank as a Vice President in its Equity Derivative department to build and create their Structured Products platform.  Mr. Milner was highly successful in integrating Deutsche Bank’s Investment Bank with its Asset Management division to create, hedge, and wholesale Structured Products to the American Broker Dealer and Registered Investment Advisor communities, a global first.

By 2007, Mr. Milner left a successful career at Deutsche Bank to join Credit Suisse’s Structured Product division where he was an integral member of the team’s sales effort. Mr. Milner successfully built and branded the firm’s Structured Product platform through the creation of a sophisticated order entry system and marketing platform.  In addition Mr. Milner was selected to ring the opening bell at the NYSE to celebrate the listing of several Exchange Traded Products he created in a partnership with Merrill Lynch & Nuveen.

By 2009, Mr. Milner left Credit Suisse to join the prestigious Royal Bank of Scotland’s Equity Derivatives department where he went on to pursue a very successful career as the firm’s first Institutional Equity Derivatives sales person covering Insurance Companies, Private Banks, and Commercial Banks.  Mr. Milner successfully closed the largest transactions in the group’s 10 year history ($100 million) and received many accolades in his tenure. Additionally, Mr. Milner also closed the firm’s first OTC (Over the Counter Options) trades with Insurance companies.

Mr. Milner completed his undergraduate work at Boston University and successfully earned his B.S. in Business Administration with a finance concentration in May, 2000.  He currently holds multiple SEC trading licenses including his Series 7, 63, and 55.  Currently residing in New York City, Mr. Milner’s hobbies include: Guitar and Songwriting, Tennis, Golf, Skiing, Traveling, Chess, Amateur Paleontology, and Reading.


Nancy Azzara - Chief Financial Officer

Nancy Azzara has over 25 Years of experience in the Mortgage Industry.  Ms. Azzara’s career has included senior positions at various large Mortgage Banking corporations on Long Island including: Dale Mortgage Bankers, Arbor National Commerical Mortgage, Southern Star Mortgage and US Mortgage Corporation dba Mortgage Concepts.  Ms. Azzara’s diverse skill set includes managing large warehouse line relationships, budgeting and forecasting, human resources, payroll and financial management.

In 1985, Ms. Azzara began her career at Sunrise Federal Savings Bank as a Mortgage Servicing professional. Ms. Azzara’s duties included accounting and reporting to major investors such as FNMA, FHLMC and GNMA, providing customer escrow analysis, and payment adjustments for adjustable rate Mortgage loans.  Due to Ms. Azzara’s strong work ethic and aptitude she was quickly promoted to a Senior Investor Reporter.

In April 1990, Ms. Azzara’s mortgage career transitioned from Mortgage Servicing to Corporate Accounting.  That year she accepted a position at Dale Mortgage Bankers as the Corporate Accounting Manager. During her tenure there, Ms. Azzara supervised a staff of 12 people including payment collection, bank reconciliations, accounts payable, human resources, payroll, a $100 million warehouse line and financial corporate accounting. Ms. Azzara was promoted to Assistant to the CFO in 1993 and continued her career there until the Company closed.

In February 1998, Ms. Azzara expanded her career to include Commercial Mortgage Banking and took a position as Treasury Manager for Arbor National Commerical Mortgage.  Ms. Azzara’s responsibilities included cash management for all corporate accounts over $100 million, overnight investing and borrowings, and paydowns on 3 warehouse lines.

After gaining extensive experience at Arbor National Commercial Mortgage, Ms. Azzara accepted the position of Chief Financial Officer of Southern Star Mortgage Corporation.  Ms. Azzara was in charge of Financial Reporting for over 100 Branches of Southern Star and worked directly with the Accountant to prepare the firms audited Financial Statements.  Ms. Azzara also supervised payroll and human resources for over 100 employees in 5 States.

In November 2002, Ms. Azzara became the Chief Financial Officer of US Mortgage Corporation.  Ms. Azzara is presently an integral part of the Senior Management team of US Mortgage reporting directly to the Founder & CEO.

Ms. Azzara attended the college of SUNY Purchase along with Suffolk Community College. Ms. Azzara has her payroll certification from ADP Payroll Services, and has completed numerous management courses in cash management, accounting, Mortgage Banking and secondary marketing.
